New houses at discounted rents coming soon to Newbridge

29 August 2024 – Clúid Housing, Ireland’s leading AHB, will soon be opening applications for 11 new Cost Rental houses at Páirc na Manach, Newbridge, Co. Kildare.

Applications for new Cost Rental houses at Páirc Na Manach, Newbridge, Co.Kildare are due to open in September. In the first phase, interested applicants will be able to register their interest for one of the 11 brand new, A-rated homes, comprised of four two-bed houses, five three-bed houses and two four-bed houses. Rent for a two-bed house is €1,341 per month, a three-bed house is €1,490 and a four-bed house is €1,639. These rents represent a 25% discount on current market rents in the area. In addition to the low cost to run these brand-new homes, new Cost Rental residents will also benefit from secure, life-long tenancies.

The new homes are part of the wider Páirc na Manach development and are within walking distance of Newbridge town centre. The scheme benefits from good public transports links to avail of local services, along with access to the M7 for broader connection.

What is Cost Rental Housing?
Cost Rental is a new, secure form of rental housing tenure in Ireland, designed for people whose income means they don’t qualify for social housing or other support, such as HAP, but who still struggle to rent on the open market. All Cost Rental homes have their rents set at a minimum level of 25% below the local market rents. The rents in Cost Rental homes are set to cover the cost of construction, maintenance, and operation of the development, ensuring long-term affordability for residents.

To be eligible to rent one of these new Cost Rental homes, applicants must be able to prove:
• Their net household income is below €59,000 per year
• They are not receiving any social housing supports, such as HAP or Rent Supplement
• They can afford the rent
• They don’t own a property
• The household is the correct size for the home

A Leader in Cost Rental Delivery:
As the first AHB to provide Cost Rental homes in Ireland in 2021, Clúid is already a leader in delivering homes under this model. Clúid currently manages over 320 Cost Rental homes across Ireland. This commitment continues in 2024, with nearly 200 new Cost Rental homes scheduled for delivery this year alone.

John Cotterell, Head of Housing Management, Clúid Housing, commented:
“We are delighted to be providing more secure, high-quality Cost Rental homes to the people of Kildare. We know from our first Cost Rental residents in Newbridge, in the Paddocks, what a difference a secure long-term tenancy can make to their lives. Without the worry of unexpected rent increases or termination of their tenancy, our residents can put down roots and make plans for their future. These latest homes will allow 11 more households to do the same.”

The homes will be advertised on Daft and on the Clúid website and social media accounts and applications will be open for one week. Applicants who meet the criteria will be entered into a lottery to allocate the homes. Successful applicants will have three days to enter their supporting documents. Clúid expects the first residents to begin moving in in the autumn.
